CENTER HILL RENTAL AGREEMENT
Center Hill Chalets strives to provide you with an exceptional stay, free of hassles and stress. While your vacation is our main concern, understanding and adhering to our policies will guarantee your stay to be as fabulous as you dreamed it would be.
Rates
RATES ARESUBJECT TO CHANGE WITHOUT NOTICE UNLESS CONFIRMED ANDDO NOT APPLY DURING HOLIDAYS OR WEEKENDS.
Taxes and cleaning fees will be applied to every rental per unit and are based on each unit!
Deposits
Center Hill Chalets requires 1 night rental rate for your deposit. This will be applied to your total.
The remaining balance of your rental is due seventy-two (72) hours prior to your arrival.
MINIMUM STAYS- THERE IS A 2 NIGHT MINIMUM STAY EXCEPT HOLIDAYS (3 NIGHTS MINIMUM). CHECK–IN TIME- IS 2:00 PM.NO EARLY CHECK-INS. DURING PEAKTIMES THERE MAYBE A SLIGHT DELAY ANDYOUR PATIENCE IS APPRECIATED.
OCCUPANCY IS LIMITED TO THE NUMBER OF PEOPLE BOOKED INTO UNIT ONLY. HOUSE IS ONLY BOOKED TO ACCOMMODATE THE NUMBER THAT IT WILL HOLD ACCORDING TO SLEEPING ARRANGEMENT. THIS INCLUDES ADULTS ANDCHILDREN. OCCUPANCY WILL BE ENFORCED! GUESTS VIOLATING
THIS POLICY WILL BE ASKED TO LEAVE ANDWILL FORFEIT ALLREMAINING RENT.
Administration Fee
An ADRI/Reservation fee of twenty five (25) dollars will be added to each reservation for administrative and processing of your reservation and is non-refundable upon cancellation.
Advance Reservations
Reservations can be made up to one (1) year in advance, however rates and properties are not guaranteed. Rates and properties are subject to change without notice.
Age Requirement
Center Hill Chalets customary policy is no reservations will be made to students or singles under the age of twenty-five... For Spring Break information and booking requirements, Parents must accompany their children under the age of twenty-five at all times.
Non-compliance of these rules and regulations will result in immediate eviction with no return of any and all funds paid. Reservations made under false pretense are null and void and check-in will not be allowed. Please contact a representative with any questions
regarding this policy.
Cancelation
Center Hill Chalets does not issue any refunds for cancellations. Deposits are non-refundable. Center Hill Chalets strongly suggests you purchase the Travel Guard Trip Insurance. If you should have to cancel your reservation, please notify us immediately,
and if you purchased the Vacation Rental Insurance contact Travel Guard to begin your claim. For questions concerning the travel insurance or to make a claim due to a cancellation, please call Travel Guard directly at 877-249-5376. The insurance premium, seven
percent (7%) of the total, is non-refundable and non-transferable. No refunds will be made in the event of a mandatory evacuation if guest does not purchase Travel Guard insurance.
Check-In, Check-Out Time
Check-In is 2:00 P.M.or later. Due to our high standard of cleanliness, there is a possibility that your vacation rental may not be ready at 4:00 P.M.especially during peak seasons. Check-Out time is promptly 11:00 A.M.To avoid an extra cleaning charge;
please wash the dishes, take out the trash, and leave the property in a neat and orderly condition.
Late Arrivals
For guests arriving after hours, there is a drop box to the left-side of our entrance door. Inside will be a packet with the name of the guest on the reservation and the property on it; included will be a map and keys inside. Please remove your packet and
proceed to your property.
Construction
Center Hill Chalets cannot predict construction plans in the area and therefore cannot be held responsible for any inconvenience. No refunds can be given in the event of nearby construction.
Housekeeping Fee
A housekeeping fee will be added to all reservations, regardless of the number of nights booked. The fee will vary depending on the size of the property. This fee covers the cleaning of the property upon departure.
Method of Payment
When making reservations thirty (30) days or more in advance, method of payment is by credit card (MasterCard, Discover or Visa) for the reservation deposit. Remember that your final payment is due 72 (seventy-two) hours prior to arrival. We will gladly
accept personal checks for final payment if we have at least 14 (fourteen) business days to process the check. Accepted forms of payment are in U.S.funds only.
Reservations that are made less than 72 (seventy-two) hours prior to arrival, immediate payment in full is required by credit card (MasterCard, Discover or Visa).
Minimum Night Stay
All rates are based on a 2 (two) night minimum for advanced bookings. Note that advance weekly reservations typically rent Friday- Friday. Saturday- Saturday weekly rentals will be slightly higher. Please contact one of our rental advisors with your exact
dates.
Neighborhood Rules/HOA
Most homes located in residential neighborhoods are controlled by a Home Owner Association. These associations have very strict rules that must be respected i.e.: limited parking, towels hanging from balconies, garbage can retrieval, etc. Please contact
a Center Hill Chalets representative to insure compliance as most violations warrant a fine that the guest will be responsible for paying.
Noise Ordinance
Quiet time for all properties is 10:00 P.M.until 7:00 A.M., in conjunction with DeKalb county ordinances. Please be considerate of your neighbors. Radios, stereos, and all other musical or entertainment devices will be played in compliance with the decibel
level. The decibel levels cannot exceed fifty (50) decibels between the hours of 10:00 P.M.and 7:00 A.M.outdoors. Music played inside may not be heard outside of the property with the doors and windows closed. At 10:00 P.M., all guests not staying at the property
need to depart from the premises.
Owner's Closet and Garages
Most properties have interior locked closets that are off limits to guests. Also, garages are considered "owner storage" and are off limits to the guest as well. Violation of this policy will result in additional charges under the Property Damage agreement.
Pet Friendly Property
Center Hill Chalets has an in-house list of pet friendly properties. Short haired dogs (twenty pounds or less) are allowed at designated pet friendly properties only. While outside, pets must be on a leash at all times. A person with a pet must collect and
properly dispose of all fecal matter. Any reservation made under false pretenses will be subject to forfeiture of any/all payments of rent and deposits, and the party will not be permitted to check in. If the party has already checked in, they will be evicted
and subject to additional cleaning expenses. Pets are not permitted on the beach or in pool areas.
Community Swimming Pools
Diving or jumping into the pool or Jacuzzi may result in head, neck, or spinal injuries. As the renter, you accept the risk of the pool and specifically agree that no minor will swim in the pool unaccompanied by an adult. Glass containers are not permitted
in pool areas. Pool hours are from 9am-dusk unless specified per specific association. Tampering with pool equipment may result in injury and/or a fine. All pool equipment must be operated by a licensed professional. Community or condominium pools are not
controlled or maintained by Center Hill Chalets therefore Center Hill Chalets cannot be held responsible for inconveniences resulting from the pool.
Property Damage
In order to provide our guests with the best vacation possible, we ask that all damages to the property upon arrival are reported to Center Hill Chalets. An active credit card is required to maintain the reservation and the integrity of the unit. By signing
this agreement you waive your right to dispute any charges that are made to your credit card regarding this policy. Non-billing stipulations include:
• No damage to the property or theft.
• No violations of rental or association policies.
• Rental is left in a neat and orderly condition.
• All garbage is removed from the house, decks, yards and pool areas.
Center Hill Chalets will do everything within its means to notify you of impending charges; however, Center Hill Chalets reserves the right to bill your credit card for violations to the policy
Signature Form
At the time of reservation, a confirmation will be sent via email. The second page is the "Signature Form", please sign and fax/e-mail back within seven (7) days of the booking date. In the event the form is NOT received, your reservation will be cancelled
and the deposit will be returned less a nominal processing fee.
Special Event
Weddings and special events are not permitted at ANY of our properties; however please contact a Center Hill Chalets reservationist for available information of facilities that do weddings and receptions. Please note some events require permits and/or approval
from the association, it is the responsibility of the guest to contact the corresponding representatives to ensure compliance.
Taxes
Tennessee State sales tax is nine point seven five percent (9.75%). DeKalb County Hotel/Motel tax is five percent (5%). Guests are responsible for paying all applicable taxes in full prior to checking in. Taxes will be disbursed to the governing authority
upon check-out and are subject to change without notice.
Trailers and RV's
Trailers and RV's are not permitted at ANY of our properties due to homeowner associations and size. Guest vehicles, trailers, and RV's are not authorized to park at Center Hill Chalet offices. To arrange for temporary parking of vehicles, trailers, and

Trip Cancellation/Interruption Insurance (Travel Insurance)
Center Hill Chalets offers Travel Guard travel cancellation/interruption insurance to every guest. Travel Guard insurance is optional but is strongly recommended. Please note that pre-existing health conditions may not be covered. No refunds will be made
in the event of a mandatory evacuation if guest does not purchase Travel Guard Trip insurance. For questions concerning the travel insurance, please call Travel Guard Trip Insurance at 1-877-249-5376.
The insurance premium is non-refundable and non-transferable.
IN THE EVENT OF APPLIANCE FAILURE, CABLE, CENTRAL HEAT/AIR, OR HOTTUB FAILURE WE WILL MAKE EVERY EFFORT TO CORRECT THE MALFUNCTION AS SOON AS POSSIBLE. NEITHER THE RENTAL COMPANY NORTHE OWNERS WILL BE RESPONSIBLE FOR REFUNDS. YOU ARERESPONSIBLE FOR THE ENTIRE
BOOKING ONCE RESERVATIONS ARECONFIRMED. NO REFUNDS FOR EARLY DEPARTURE- NO REFUNDS FOR ANY REASON. THIS INCLUDES WEATHER. ANY GUESTS THAT AREUNRULY OR DISRESPECTFUL WILL BE ASKED TO VACATE PREMISES! GUESTS THAT ARE ASKED TO VACATE PREMISES WILL NOT BE GIVEN
ANY REFUND.
